A 10-step methodology to ensuring optimal construction quality

certified quality For every Junic construction, an experienced foreman verifies that all work executed conforms to the client’s plans and/or specifications. All of our foremen also perform regular site inspections. Each stage of inspection is supervised, verified, and evaluated according to the national building code, manufacturer norms, and standard practice.

Excavation and Foundation Quality
  • Verification of adequate excavation level and ground capacity (solidity) to support the property’s weight, validated by an engineer.
  • Verification of correct dimensions for structural base, foundation and thickness of cement slab in order to guard against abnormal cracks. Everything must conform to plans and estimates.
  • Identification of high and low points on the terrain to ensure they respect the plans, that the foundation is properly waterproofed, and that the expansion joints (in anticipation of the materials drying) is well made to ensure proper drainage.
  • Verification of waste-water evacuation, which must be connected according to plan and approved by an engineer. Anti-backup valves must also be verified to ensure proper installation and functioning.
  • Verification that public utility conduits are adequate and properly connected. Window wells must also be properly installed to prevent water infiltration.

Structural Quality

  • Verification that the framework as well as the size and disposition of all openings are adequate and match the construction plans.
  • Verification of location of load-bearing points and installation according to plan, to ensure the structure is well supported.
  • Verification that all wood and steel beams are installed according to plan, that subflooring is of good quality and well assembled (screwed/glued).
  • Verification of walls and ceilings are level once the final framework is completed
  • Verification that the overall state, quality and installation of materials forming roof closures and anchors conform to standards.

Building Enveloppe Quality

  • Verification that the airtightness of the building’s roof, shingle, and flashing membrane will prevent water infiltration.
  • Verification that doors and windows are properly installed, insulated and waterproofed.
  • Verification of all brickwork, masonry, threshold, strips, weep holes, angle irons and flashing are of good quality and correctly installed.
  • Inspection of the quality and installation of air barrier, vinyl, sheet metal and weather stripping.
  • Verification that cement doorsteps, sand finish, and wood decking are in good shape with no abnormal cracks.

Mechanical Quality

  • Verification that gross plumbing (in-wall conduits) is installed according to the building code, that gradients are respected and the water test meets current standards.
  • Verification that heating, air conditioning and ventilation conduits are well connected and sealed at the joints to avoid abnormally loud functioning.
  • Verification that electric wiring and outlet placement respects building code.
  • Verification that firewalls are installed in the necessary locations and according to current norms to prevent fire from spreading (in the event of).
  • Inspection of indoor and outdoor mechanical outlet placement.

Insulation Quality

  • Verification that the steam barrier over the fiberglass insulation and acoustical sealant in the ceiling, walls and outdoor exits are properly installed and applied.
  • Verification that the thickness of fiberglass insulation in the attic is sufficient and positioned for maximum efficiency and conforms to current norms.
  • Inspection of fiberglass insulation positioning in exterior walls.
  • Inspection of acoustic fiberglass insulation in ceilings, walls and around plumbing conduits.
  • Verification that insulation is adequate in hard-to-reach areas.

Gypsum and Seal Quality

  • Verification that gypsum boards are installed according to industry standards and that standing seams are correctly installed in order to reduce the possibility of cracks when materials dry.
  • Inspection of the number and placement of screws according to current norms.
  • Verification of uniformity of sealant layers after each application.
  • Inspection of electrical outlet openings in gypsum (ensure no outlets were missed).
  • Inspection of sanding and retouches.

Woodwork and Paint Quality

  • Inspection of woodwork installation.
  • Inspection of pulp filler and caulking in holes and cracks.
  • Inspection of paint job (sanding between coats, edging and overall appearance after final coat).
  • Final inspection of paint job for touch-ups (ex. door handles, hinges, etc.)

Floor Finishing Quality

  • Verification that preparation of subfloors to receive the finished floors is adequate and that the subfloors are of good quality.
  • Verification that the colour and placement of floor finishing is according to plan.
  • Inspection of humidity control elements in hardwood and laminate finishing.
  • Inspection of the quality, colour and protection of hardwood stairs.

Cupboards, counters, and Mechanical Finishing Quality

  • Inspection of counter selection, installation and quality.
  • Inspection of kitchen hood model and operation.
  • Inspection of ceramic backsplash installation and selection.
  • Inspection of kitchen cupboard selection, installation and quality.
  • Inspection of placement and operation of all lights.
  • Verification that bathroom fittings and shower doors are correctly installed and in good working order.
  • Verification that cleaning of the air ducts and replacement of temporary filters are done prior to the owner taking possession of the property.
  • Verification that mechanical equipment (air conditioning, gas fireplace and ventilation) are in good working order.

Landscaping Quality

  • Verification that the final gradient of the terrain conforms to landscaping plan (approved by a civil engineer) and the drainage system is functioning optimally.
  • Inspection of the automatic irrigation system installation.
  • Inspection of shed construction (inspection of structure, doors, roof and building envelope).
  • Verification that sidewalk paving and construction is of good quality and provides proper drainage.
  • Spreading of black earth for lawn durability. Turf spreading, plant and tree planting, according to city-approved plans.
  • Verification that the parking gradient, paving and line tracing are adequate.
